Real Estate Mezzanine Finance
We study the middle layer of the capital stack — the bridge between senior debt and equity — and how it can support well-conceived real estate projects without over-leveraging them.

We are Collineo Asset Management, an independent, owner-led firm based in Dortmund. Our team spends its days studying capital structures, following infrastructure cycles, and thinking carefully about how mezzanine financing, real assets, and alternative strategies fit together over the long run. We do not sell products; this site exists purely to share how we think and who we are.
We founded Collineo because we believed there was room for an asset manager willing to take the slower, more deliberate path — one grounded in real assets, real cash flows, and real relationships with the operating partners we work alongside. Our team blends backgrounds in real estate finance, infrastructure economics, and structured investment, and we bring that mix to every mandate we study.
We study the middle layer of the capital stack — the bridge between senior debt and equity — and how it can support well-conceived real estate projects without over-leveraging them.
Learn moreWe follow the long cycles of infrastructure — energy, transport, and digital networks — and think about how patient capital can support resilient, essential assets.
Learn moreBeyond real estate and infrastructure, we look at alternative strategies that share the same characteristics we value: tangible collateral, clear cash flows, and a defensible margin of safety.
Learn moreNone of what we do is glamorous, and we like it that way. Over the years we have come back to the same three principles, again and again, when we study a new opportunity or reflect on an old one.
We are not tied to a single balance sheet or distribution channel, which lets us look at each situation on its own merits.
We would rather understand a market slowly and correctly than move quickly and superficially.
We ask uncomfortable questions early, because we have found that is far better than asking them late.
Since our founding, we have grown gradually rather than quickly, choosing depth of understanding over breadth of activity. Read more about the milestones that shaped who we are today.
